Fine Dining & Premium Restaurant Delivery
Luxury food and beverage projects are judged on finish, and finish is unforgiving. Bespoke joinery, natural materials and lighting all have to be procured, coordinated and installed to a standard that matches the brand promise, with no visible compromise once the doors open.
Behind that finish sits a layer of technical complexity that's easy to underestimate: commercial kitchen extraction and ventilation compliance, acoustic separation between kitchen and dining floor, and licensing for later trading hours. We manage that detail alongside the design intent our clients bring, so the operational backbone of the restaurant is delivered to the same standard as the room your guests actually sit in.

Retail
Store Fit Out & Multi-site Rollout
Retail fit out now has to do two jobs at once: deliver an experiential space that gives customers a reason to visit in person, and integrate the click and collect and omnichannel infrastructure that modern retail depends on. We manage both sides of that brief, alongside the landlord requirements, dilapidations obligations and lease conditions that come with every unit.
For retailers rolling out across multiple sites, speed to trade is the metric that matters. We standardise the process, so each new store follows the same cost base, programme and quality standard as the last. And for existing units, upcoming Minimum Energy Efficiency Standards, requiring privately rented non-domestic buildings over 1,000 square metres to reach EPC B by 2031, are already shaping retrofit and refurbishment decisions. We build that compliance timeline into your rollout planning now, rather than leaving it as a problem for later.

Leisure
Gyms, Cinemas & Entertainment Venues
Leisure venues carry a level of technical complexity that most other fit outs don't: specialist equipment, significant M&E loads, acoustic treatment between spaces, and occupancy and means of escape requirements under Building Regulations Part B that shape the layout from the earliest stage of the project. Get any of that wrong and it's not a snagging issue, it's a reason the venue can't open.
We manage that complexity as a single coordinated programme, working through fire safety, disabled access under Part M and premises licensing for late-night or entertainment use alongside the fit out itself. The result is a venue that's ready to operate on day one, not one still working through compliance issues after launch.

Hospitality
Hotel Fit Out & Refurbishment
Hotels sit under some of the closest fire safety scrutiny in UK construction, and that scrutiny has only increased in recent years around means of escape, fire doors and compartmentation. Alongside that, operators and investors increasingly expect sustainability credentials such as BREEAM to be built into the project from the outset, not retrofitted once the building's finished.
We manage hotel fit out and refurbishment against both pressures at once, whether that's a full new build, a boutique conversion involving a change of use, or a refurbishment of an operating property. Guest experience still drives every design decision, and that's not our role. Our job is making sure the compliance and cost management underneath it keeps pace.

Commercial
Office & Workplace Fit Out
The commercial market has shifted from Cat A shells to Cat B, occupier ready space, as businesses look to move in faster and with less capital tied up in their own fit out. We manage that full journey, from base build through to a finished, working office.
Compliance is reshaping this sector too. Confirmed changes to Minimum Energy Efficiency Standards mean privately rented commercial buildings over 1,000 square metres will need to reach EPC B by 2031, and that target is already driving retrofit and refurbishment decisions across the market. We factor that timeline into commercial projects now, so clients aren't making short-term decisions that create a bigger compliance problem in a few years' time.

Transport Hubs
Rail, Airport & Live Environment Delivery
Transport hub projects are delivered inside a live, operational environment, and that changes everything about how the programme runs. Possession windows, overnight and weekend working, and phased delivery that keeps the station or terminal running throughout are the baseline, not the exception. Site accreditation requirements, sign-off from multiple stakeholders such as Network Rail, train operating companies or airport operators, and passenger safety obligations all sit on top of the build itself.
We manage that coordination as a discipline in its own right, sequencing work around operational hours and stakeholder approvals so delivery doesn't disrupt the service running through the building around it.
